Rockwell Readies 2 Projects

With the success of its first project in Cubao, Rockwell Primaries Development Corp.  will launch two projects within Metro Manila by end of the year, according to its senior vice president, Malou Pineda.

Pineda said the two project are located in Kapitolyo in Pasig City and the one in Sucat, Paranaque.

She said the company’s first project,  53 Benitez, is expected to be sold  by year end. 

The project  was launched in July 2013 and has since been 82 percent sold.

Pineda said 53 Benitez’ units are geared to the  mid-market families with growing children and urban achiever couples.

Instead of developing two bedrooms  with just one toilet and bathroom, there are two appointed toilet and bath areas. The master bedroom has an en suite toilet and bath, and a common toilet and bath. 

The two-bedroom units have  a  maid or utility room.

Pineda said two-bedroom units  comprise a big majority of the condo units. It has a livable floor area of 60 square meters, plus an additional balcony of three-sqm and a  service area at the roof deck with 6sqm space for storage space or laundry activities.  

The development also has substantial three-bedroom units with a  floor area of 90 sqm.

Rockwell Primaries has no in-house financing but currently offers payment schemes that would allow them sustained affordability. Buyers are required  to pay 5 percent down payment upon reservation, and 15% payable in terms, while the balance of 80% is through bank financing.  

Buyers of 53 Benitez are mostly urban achievers who originate from families or households from New Manila, Cubao and even from San Juan.

The profile of buyers is a mix of young families and  couples with grown up children.  

Pineda said the Philippines had entered into the demographic sweet spot just this year, and the middle class population is estimated to be at  25 percent of total Philippine population. 

“With more people in the working class and more districts in key regions growing, the real estate market will remain stable. And probably, growth can spike up in the next two to three years in key cities where demand drivers of housing are available,” Pineda said.  

Rockwell Primaries’ 53 Benitez is strategically located within minutes from New Manila, providing homeowners the convenience and accessibility to and from important establishments within the area.

Each floor of 53 Benitez features itsdistinct design of floating corridors and private bridgeways that are each shared by only two units. It will also house a 2-storey clubhouse with fitness center, function room and indoor playroom, adult and kiddie pools, pool deck, outdoor playground, among others.
